HM Land Registry times vary depending on what’s being registered, but as of late 2025, average processing times are:
Simple changes (like name updates): 1–3 months
Purchases or new titles: 6–12 months
Complex or new build registrations: up to 12–15 months
Some applications can even take over a year if there are title or boundary complications.

When Can You Expedite a Land Registry Application? 🤔
You can request a free “expedite” (fast-track) if the delay would:
Put your mortgage or property sale at risk
Cause financial or personal hardship
If accepted, HM Land Registry aims to process the application within 10 working days — provided everything is in order and no extra information is needed. Most applications will complete within just a few days once the expedite request has been approved.
Who Can Request an Expedite? 👨🏻💼

🙋🏻♂️You (the buyer, seller or applicant) – if you can provide supporting documents like your mortgage offer or sale contract.

What You’ll Need 📚
To support an expedite request, you’ll need to provide:

✅A complete, error-free application (missing documents or errors will delay approval)
